The average price of a home in Brazil rose 5.19% in the last 12 months, despite the 3.32% drop in the IGP-M, the main indicator of real estate inflation, reveals the FipeZap survey released this Thursday (1st). Maceió, capital of Alagoas, was the city with the biggest increase: 15.35%, followed by Goiânia, in Goiás, with a 15.19% average increase, according to information from the R7 website.

The city of Rio de Janeiro had the lowest adjustment among the capitals, at 1.41%, below inflation. Then it appears Porto Alegre, in Rio Grande do Sul, with an average increase of 2.26%. The FipeZap index tracks the appreciation in the price of residential properties in 50 Brazilian cities.

Most expensive square meter

The average price per residential square meter (m²) was R$8,750 in Brazil. The capital with the highest average value is Vitória, in Espírito Santo — R$11,013/m². Next are Florianópolis, in Santa Catarina (R$ 10,833/m²), the city of São Paulo (R$ 10,703/m²), the city of Rio de Janeiro (R$ 9,986/m²), Curitiba (R$ 9,122/m²), m²) and Brasília, in the Federal District (R$ 9,010/m²).

Among non-capital cities, the research shows that the highest values ​​are concentrated in three municipalities in Santa Catarina: Balneário Camboriú (R$ 12,822/m²), Itapema (R$ 12,660/m²) and Itajaí (R$ 10,624/m²).

Monthly variation

The upward trend over the last 12 months also appeared in January. The indicator rose 0.36% in the month, a value higher than the IGP-M in the period, which closed at 0.07%. The result was slightly higher than that of December 2023, when it increased by 0.29%.
