Residential property prices in Belo Horizonte rise in January

Belo Horizonte maintained the upward trend in residential property prices in Januaryafter registering the highest appreciation in the last ten years in 2023. According to the FipeZap Residential Sales Index, values ​​practiced in the capital of Minas Gerais rose 0.75% in the first month of 2024 compared to December last year.

The survey carried out by the Economic Research Institute Foundation (Fipe), based on advertisements on the ZAP portals (VivaReal and Zap Imóveis), points to an average sales price of R$8,385 per square meter (m²). The Capital has already accumulated a positive variation of 9.37% in the last 12 months.

Among the zones, districts and neighborhoods of the municipality, four regions stand out: Savassi, Santo Agostinho, Lourdes and Staffall with an average price above R$10 thousand/m².JOIN OUR WHATSAPP CHANNEL

Among the most expensive areas of the city, Saint Lucia and Gutierrez were the ones that appreciated the most in the last 12 months, with positive variations of 27.1% and 25%, respectively. Then they appear: buritis (13.2%), Zion (12.8%), Mountain range (11.6%) and Saint Anthony (10.7%).

National scenario

The average value of properties calculated for the 50 cities monitored by the FipeZAP Index in the country was R$8,750/m² in January. This represents an increase of 0.36% compared to the previous month. The accumulated variation in the last 12 months is 5.19%.

Most of the municipalities analyzed showed real estate appreciation in the month. Highlights include Betim and Contagem, in the Metropolitan Region of Belo Horizonte (RMBH). In the case of Contagem, the increase was 1.62% in the monthly comparison, the municipality has already accumulated a positive variation of 10.72% in the last 12 months. The average price of properties is R$4,919/m².

Even with the 1.21% increase in prices, Betim recorded the lowest value among the cities present in the indicator, with an average of R$3,918/m². The municipality of Greater BH also presented a positive rate in the last 12 months, with an increase of 8.33%.
