Who is a real estate investor? Alianza Trust Renda Imobiliária (ALZR11) has a great reason to celebrate the arrival of this Friday (23). The FII distributed today dividends of R$5.65 per share, which is equivalent to a monthly return of 4.64%.
The amount of the proceeds is more than seven times higher than the average of R$ 0.78 paid in recent months and will be deposited in the account of those who were in the fund’s investor base on September 16.
The explanation for such a relevant difference lies in the payment of the first installment of the sale of an asset at the beginning of the month. ALZR11 negotiated the sale of the property, located on Avenida Nações Unidas and currently leased to Clariant Brasil, for R$203 million.
A part of the amount, about R$ 89 million, entered the fund’s cash last week and generated today’s “mega income”.
The remaining sum of the negotiation, around R$ 114 million, should be paid by the 10th of the next month and will influence the next distribution of dividends, in addition to financing the purchase of new assets.
Creating value for shareholders
It is worth mentioning that the FII did not distribute the total received, but rather an extraordinary result of R$ 28.9 million.
According to information in the last management report, acquisition costs were discounted. Even so, the value represents an approximate return of 51% in 19 months of investment in the asset.
According to Alianza Trust, the operation “confirms an important thesis of the fund of not only allowing excellent income with high month-to-month predictability, but also of having assets of high real estate value, with the potential to generate additional value for our shareholders”.
