Real estate financing using savings resources generated R$840.9 million in Alagoas last year, according to the Brazilian Association of Real Estate Credit and Savings Entities (Abecip). The value is 10.5% lower than the R$939.9 million handled in 2022.

Across Brazil, the volume of real estate financing reached R$251 billion, which represents a growth of 4% compared to 2022 and a movement of 994 thousand units.

In the case of Alagoas, 3,459 units were financed last year, a retraction of 8.7% compared to 2022. The month with the most units financed in Alagoas last year was March, with 523. Soon after, August appears with 414 units . November closes the ranking with 368 units sold.

Last year Maceió had the biggest increase in residential property prices in Brazil, according to the FipeZap Index. The increase measured in the capital of Alagoas was 16%, while the national percentage was 5.13%. In the same period, inflation was 4.45%. Analyzing only the month of December, Maceió had the 6th biggest price increase in Brazil, with an increase of 0.49%. Still, above the national average for the month, which was 0.29%, and inflation of 0.40%.

The most expensive square meter in Maceió is in the Pajuçara neighborhood (R$ 9,617), known for the beach that gives it its name. The biggest increase was recorded in the Serraria neighborhood, in the upper part of the city, which saw the price per square meter jump 34.2% and reach R$4,201. Ponta Verde (R$ 9,272) and Jatiúca (R$ 9,207) complete the ranking of the most expensive square meter in the city. The latter two, as well as Pajuçara, are named after the beach that borders them.

This year, considering only the Brazilian Savings and Loan System (SBPE), R$153 billion were financed in 2023, a decrease of 14.6% compared to 2022, but reaching the 3rd highest production mark in history.

“Even with this 15% year-on-year reduction, we are talking about the third best year of SBPE’s real estate credit production. It is a very important brand and shows that the market in general is operating at new levels in terms of production, in terms of volume”, said the president of Abecip, Sandro Gamba.

Financing through the Service Time Guarantee Fund (FGTS) reached a record R$97.7 billion, an increase of 59% compared to 2022.

Operations with FGTS resources resulting from the Minha Casa, Minha Vida Program grew by 59% compared to last year and reached R$98 billion. The year 2023 was the best in the segment’s historical series, with a movement of 494 thousand units. In 2022, the second best year in history, the value was R$62 billion.

Regarding financing for 2024, Abecip’s projections point to stability. “The level of real estate financing with resources from SBPE savings should be close to R$153 billion granted in 2023. The volume should continue to prevail among the best results in history”, says an excerpt from the entity’s report.
